How the Auction Works

Every Gloucester County foreclosure sale follows the rules set by the Gloucester County Sheriff’s Office:

How you bid

In person, open auction (no sealed bids); minimum bid $100. Register with the Sheriff’s Office by 12:00 noon the Tuesday before the sale (no sale-day forms). Registered bidders get the upset prices by email around noon on sale day; the county publishes no prices before then.

Where

Ceremonial Courtroom, 2nd floor, 1 N. Broad Street, Woodbury, NJ 08096; bidder check-in at 1:45 p.m.

When sales run

Every other Wednesday (excluding holidays) at 2:00 p.m.

Due if you win

Minimum 20% of the total bid at the time of sale, in cash, certified check, or treasurer’s/bank/cashier’s check (payable to yourself, signed over to the Sheriff if you win). An unpaid deposit voids the sale and the property is immediately re-offered.

Balance due

No balance deadline is published; the Sheriff’s Deed is issued after full payment, and recording the deed (and its fees) at the County Clerk’s Office is the buyer’s responsibility.

After the sale

The homeowner may redeem within 10 days after the sale. Defendants are entitled to two adjournments per foreclosure docket, so advertised dates often move.
